Real estate investment in Dubai: what the 2026 numbers actually show

A licensed brokerage’s reading of registered Dubai Land Department sales, rents and costs — before you put money into an apartment, villa or off-plan unit.

DLD data to 30 Sep 2026Not a forecast. Not a valuation.

Why investors look at Dubai — and what that does not guarantee

People search “real estate investment in Dubai” for four reasons: foreigners can hold freehold title, there is no personal income tax on rent for an individual owner, published gross yields sit above most Western capitals, and a completed property can support a Golden Visa. None of those is a return. The return is the gap between the price you pay, the rent you actually collect, and the costs you cannot avoid.

This page uses the same registered DLD sales and Ejari new leases as the rest of the site. It is not a buy recommendation. Past prices do not guarantee future prices. MNS Homez Real Estate L.L.C. may earn a fee if you later buy or sell through us.

2026, in four facts

The market you would be buying into

  • Prices are not still rising citywide. Cavendish Maxwell reported average prices of AED 1,636 per sq ft in August 2026, down 1.7% year on year — the first annual fall in over five years. ValuStrat’s index was down 3.1% (apartments −5.3%).
  • Most deals are off-plan. Off-plan was 75% of registered home sales from January to September 2026 on this site’s DLD file, and 74.2% of August sales (Projectory). A launch price is a different market from a ready resale.
  • Rents depend on the building, not the headline. Like-for-like new leases, same building and unit type, were 15.3% below January by August (fäm Properties). The citywide Ejari median of all new flat leases did not fall by that much, because the mix of what leased changed.
  • Supply is scheduled, not delivered. Developers scheduled about 110,500 homes for 2026; the publisher expects 33,000–50,000 to complete. In 2025, 40,400 of 82,600 arrived. Handover dates slip.

So what, if you are investing

Do not underwrite a 2024–25 price path. Compare the specific asking price with registered sales of the same type in the same area, and the rent with new leases — then deduct service charge. The tools on this site do the first two from DLD open data.

Where the rental yield actually is

Gross yield on ready flats = median new-lease rent per sq ft ÷ median ready-flat price per sq ft. January–September 2026. Before service charge, vacancy and management.

Source: Dubai Land Department open data, retrieved 3 Oct 2026. Where most 2026 sales are off-plan — Dubai South was 95% — buyers paid launch prices, so the yield on the price they paid is lower than the ready-flat figure. Full table and caveats: rental yield by area.

What investing actually costs

On a cash resale, budget about 6–8% on top of the price:

  • 4% DLD transfer fee. DLD lists 2% seller / 2% buyer; by market convention the buyer pays all of it unless the contract says otherwise.
  • Trustee, title and admin — a few thousand dirhams. Trustee office fee is AED 4,200 incl. VAT at AED 500,000 or more.
  • Agency commission — usually 2% + 5% VAT on a resale.
  • If you borrow: bank arrangement, valuation, mortgage registration. A first-home resident expatriate can borrow 80% below AED 5 million; a unit bought to rent is capped at 60%; off-plan is 50% for everyone; non-resident lending is commonly 50–60% on ready property.

Every year after that: service charges (commonly AED 10–25 per sq ft), vacancy, management, and the RERA index if a tenant is already in place. Use the returns calculator with the building’s Mollak charge for a net figure. The full fee table is on the buying guide.

The ten-minute check before you invest

  1. Price ÷ registered area = AED per sq ft.
  2. Run the offer check against registered sales of the same type in the same area.
  3. Match ready with ready, off-plan with off-plan.
  4. Compare implied yield with the area table.
  5. If the price sits above the registered band with no view, floor or fit-out reason — negotiate or walk away.

Frequently asked questions

Is real estate investment in Dubai a good idea in 2026?

It can be, if the price you pay is supported by registered sales and the rent you assume is supported by new Ejari leases in the same area. Foreigners can buy freehold in designated areas, there is no personal income tax on rent for an individual owner, and 2026 ready-flat gross yields on this site range from 5.1% on Palm Jumeirah to 8.2% in Dubai Sports City. Those figures are before service charge, vacancy and management. Published price indices were lower year on year in August 2026, and off-plan was about three-quarters of sales, so a launch price is not the same as a ready resale.

Can foreigners invest in Dubai real estate?

Yes. Non-residents can buy freehold property in designated areas. You do not need a UAE residence visa to own. The 15 communities profiled on this site sit in those freehold zones. Confirm the title on the specific unit. Leasehold and restricted areas exist elsewhere in Dubai.

What return can I expect on a Dubai property investment?

Gross rental yield on ready flats, from registered 2026 DLD sales and new Ejari leases, runs from about 5% in prime waterfront areas to 8.2% in Dubai Sports City. Net yield is typically 1.5 to 3 points lower after service charges of AED 10–25 per sq ft, vacancy and management. Capital growth is not guaranteed: Cavendish Maxwell reported average prices down 1.7% year on year in August 2026. Run a specific unit through the returns calculator.

How much money do I need to invest in Dubai property?

Budget the purchase price plus roughly 6–8% in buying costs on a cash resale: the 4% DLD transfer fee (usually paid in full by the buyer by market convention), trustee and title fees, and typically 2% plus VAT agency commission. Mortgage buyers add bank, valuation and registration fees. A first-home resident expatriate can borrow up to 80% below AED 5 million; a property bought to rent is capped at 60%; off-plan is capped at 50%; non-resident lending is commonly 50–60% on ready property.

Should I buy off-plan or ready property in Dubai?

Neither is automatically better. Ready property can produce rent from day one and is judged against registered resales. Off-plan often has a lower entry price per sq ft and a payment plan, but you take handover-delay and developer risk, earn no rent until completion, and the ready-flat yield on an area page is not the yield on that launch price. In August 2026, 74.2% of Dubai home sales were off-plan. Compare the launch price with registered ready sales nearby before you assume off-plan is cheaper — use the offer check.
