The method
What the score measures
Every figure below is a registered sale or a published area median. Nothing here is a forecast.
How the rank is calculated
These are the projects with the strongest registered-sales picture in this period, on this method. The score uses only flats, so it can sit next to the published ready-flat median. Villas and townhouses are left out. Each sale is one Dubai Land Department transaction number. The price per sq ft is the transaction value divided by the actual area. Sales under 20 sq m, under AED 400 per sq ft, or above AED 25,000 per sq ft are left out. The AED 400 floor matches the offer checker. The upper bound is the one the rest of this site uses for per-sq-ft figures.
A project needs at least 15 qualifying sales of that status. At least 80% of those sales, and at least 15 of them, must fall in one of the 15 profiled areas, and that area must have a published ready-flat median. The comparison uses that published median. It is not recomputed here. Dubai Islands has no published ready-flat median, so projects there are not ranked. 262 ready projects and 351 off-plan projects passed.
Ready score, out of 100. Liquidity, up to 50: this project's ready flat sales divided by 190, the busiest project that passed. Price position, up to 30: highest when the median is about 8% below the area's published ready-flat median. It falls to zero if the project is 20% or more above that median, or 35% or more below it. Yield, up to 20: the area's published ready-flat gross yield divided by 8.2%, the highest published yield on this site. An area with no published yield scores zero on this part. Service charge is not deducted.
Off-plan score, out of 100. Liquidity, up to 60: off-plan flat sales divided by 1,955, the busiest project that passed. Premium, up to 40: the project's off-plan median against the same area's published ready-flat median. Matching that median scores all 40 points. An 80% premium scores zero. A project priced below the ready median scores the same as a zero premium. It does not score higher for being cheaper. Yield is not in this score. There is no rent until handover.
If two projects have the same score, the one with more sales ranks higher. The tables under each list show every ingredient.
