Buying and selling property in Dubai
Off-plan and ready homes in Dubai. Our licence is for buying and selling brokerage only. We do not let property, manage property, value property, or recommend a mortgage.
Off-plan purchases
Buying from a developer before completion. The upside is entry price and payment plans; the risks are delay, developer and supply at handover. We help you weigh both.
- How we select projects: developer delivery record on DLD, escrow registration, construction progress and the handover date in the SPA.
- Developer due-diligence checklist: project registration, escrow account, delay clauses, specification, service-charge estimate and resale (assignment) rules.
- Payment-plan modelling in our returns calculator, including a 6 or 12-month delay.
- Supply check: units scheduled in the same area around your handover date.
How we're paid: fees are disclosed in writing before you commit. On an off-plan sale the developer often pays the brokerage fee.
Ready resale
Buying or selling a completed home. We compare the asking price with registered sales. That comparison is not a valuation.
- A price check against registered DLD sales for the same area, type and size (see Check an offer). It ignores view, floor, condition and the exact building.
- Marketing with a DLD Trakheesi advertising permit for every listing, showing our ORN and broker card number.
- Form F (MOU), the developer NOC, and the transfer at a DLD trustee office. If a bank is financing the buyer, we help with the sale paperwork. We do not recommend a loan.
- Service-charge and NOC checks before you sign.
How we're paid: fees are disclosed in writing before you commit. On a resale the buyer often pays about 2% plus VAT. That is market practice, and it is negotiable.
