79,582 of 106,172 registered home sales from January to September 2026 were off-plan (75%). Those homes are not earning rent until handover.
This site does not publish completion forecasts. For an off-plan purchase, check the developer's delivery record and that payments go into the project's escrow account (Dubai Law No. 8 of 2007).
A community with many handovers in the same year can see rents and resale prices pushed down while new owners compete for tenants.
Off-plan share is counted from Dubai Land Department open data, January–September 2026. We don't show cash vs mortgage purchases: DLD's open sales data does not say how each purchase was funded.
Each point is sourced. None is a reason to panic, and none should be ignored.

The median ready-flat price was AED 1,373 per sq ft in September, 3.6% below AED 1,425 in January. That is a lower entry than at the start of 2026. This compares months in 2026, not a year earlier. The median mixes different buildings.
The median new flat lease was AED 75,000 in September, up 4.2% from AED 72,000 in January. Flats under 600 sq ft went from AED 48,000 to AED 45,000. A citywide median is not the rent on one building, and a tenanted unit is limited by the RERA index.
Registered sales were 14,255 in February, 9,052 in May and 9,593 in September. September was quieter than the January peak, which is when buyers have more room to negotiate. That is within 2026, not a comparison with 2025. A lower count of sales is not, by itself, a cut in the price of a finished home.
Handover dates can slip, which delays rent and the final payment. Check the developer's track record and that payments go into the project escrow account.
Dubai Law No. 8 of 2007 (project escrow accounts)
Registered sales went from 14,536 in January to 9,593 in September 2026. A quieter month can give buyers more room to negotiate. A resale can still take longer when fewer homes change hands, especially for an off-plan unit sold before handover.
