Yield at the sale price

Ready-flat gross yield 8.2%, before service charge

The 8.2% gross yield uses the ready-flat price (AED 978/sqft), before service charge, vacancy and management. At the median price of all 2026 flat sales (AED 1,295/sqft) the same rent per sq ft is 6.2% gross. 59% of 2026 sales were off-plan, at a median AED 1,394/sqft (5.8% gross on today's new-lease rent). There is no rent until handover, and today's rent is not a forecast of the rent then. Service charges are not in this yield. A working assumption of AED 15/sqft, the midpoint of a typical AED 10–25 band, would take about 1.5 points off the ready-flat gross yield. Across that band the drag is about 1.0 to 2.6 points. This is not the building's Mollak figure, and district cooling can sit on top.

What to check here

  • Service charges. Ask for the building's DLD (Mollak) service-charge figure per sq ft and the last two years' invoices. In some towers a district-cooling capacity charge sits on top of that, including when the unit is empty.
  • If it is already rented. The in-place rent can only rise within the RERA rental index (Decree No. 43 of 2013). Use the new-lease median only when the unit is vacant.
  • Handover history. For off-plan, check the developer's on-time record and the project's escrow account and DLD registration.
  • Building quality and access. Visit at rush hour and after rain; check parking, road access and recent maintenance.
  • Price against comparables. Compare the asking price with registered sales of the same type, the same status (ready or off-plan) and a similar size.
  • Selling before handover. Developers often charge an assignment fee on top of agency commission, and they may block a resale until a set share of the price is paid.
